Assumptions and sources

Rent: average monthly net rent of rented homes, without service charges (FSO, structural survey: T 09.03.03.42 for cities, 2022–2024 pooled; T 09.03.03.01 for cantons, 2024). For Zug, Fribourg, Neuchâtel and Sion, the FSO only publishes the canton value. Foreign population: FSO, STATPOP, end of 2025. Vacant homes: FSO, 1 June 2026, canton level. Language: FDFA and cantonal constitutions. International schools: an official list was found for the Zurich area only; elsewhere, the data is not available.

Choose my city with a specialist

The comparator above places Swiss cities next to each other. Your team selects the cities that fit a posting and sends the shortlist through the request at the foot of the page.

What the tool is for

It helps an employer frame a decision early. Which hub suits a transferee's family, budget and schooling? The result is an orientation. It is not a decision and not personal advice.

Rents at a glance

Average net rent across all dwelling sizes, pooled over 2022-2024, was CHF 1,739 per month in Zürich (FSO). In Geneva it was CHF 1,518 per month (FSO). Treat both as orders of magnitude, not as an offer on a specific flat.

Average net rent, all sizes

For a three-room dwelling the same source gives CHF 1,761 in Zürich (FSO) and CHF 1,508 in Geneva (FSO). Vacancy is tight in both cantons. On 1 June 2026 the vacancy rate was 0.52% in the canton of Zürich and 0.31% in the canton of Geneva (FSO). These are cantonal rates, not city rates. Search time is therefore a planning item in your policy. The home search service and the rental file checker cover the practical side.

Population and language

In 2025 Zürich had 440,935 permanent residents, of whom 34.2% were foreign nationals (FSO). Geneva had 211,152, of whom 50.6% were foreign nationals (FSO). The working language of each canton is set by cantonal law. Confirm it with the cantonal authority before briefing your employee.

Schools

In the Zürich area, the canton lists Inter-Community School Zurich (Zumikon), Zurich International School (Wädenswil, Kilchberg, Adliswil) and International School Zurich North (Wallisellen). The list covers the agglomeration, not the city alone. No verified official list is available here for Geneva, so check with the canton. See international schools and the school choice guide.

Limits

The tool does not cover tax. Tax context varies by canton and by permit, so a specialist reviews each case. For a wider view, read cost of living in Switzerland and Zürich or Geneva as a hub. When the shortlist is ready, use request relocation support.

Frequently asked questions

Is Zürich or Geneva cheaper on average rent?

On the FSO pooled figures for 2022-2024, Geneva is lower: CHF 1,518 against CHF 1,739 in Zürich (FSO). Averages hide wide differences by district and size.

Does the comparator include tax?

No. Tax depends on canton, permit type and household, so it is left to a specialist who examines the case.

Are the rents offers or quotes?

No. They are statistical averages from the structural survey, not prices for available homes.

Can the tool name a school for my employee?

No. It gives orientation only. The cantonal list for Zürich is a starting point, and Geneva needs verification with the canton.
